Located out of the city, this residence is in a garden as one unit of a large complex of villas. In spite of the flexibility came from the big area of the site, the project faced a certain specifications and challenges such as specific shape and orientation of the site, building regulations and construction, client’s requests, etc.

Project’s site is a 128*40 square which despite its length is relatively limited in width.  Because of the adjacency to the neighboring units - considering the size, proportions and functions of the building - there were number of limitations to reach the design intentions like privacy, front and back yard connection, as well as some regulations regarding building placement.

این ساختمان ویلایی خارج از تهران ، واقع در شهرستان کوهسار، استان البرز در زمینی به مساحت 5000 متر مربع واقع شده که  بخشی از یک شهرک ویلایی می باشد. با وجود برخورداری از امتیاز وسعت زمین ، پروژه با ویژگی ها و محدودیت هایی ازجمله شکل و جهت گیری خاص سایت روبرو بود.

سایت پروژه یک مستطیل 128 در 40 متری است که با وجود طول زیاد از عرض نسبتا کمی برخوردار است که به دلیل مجاورت  با واحد های همسایه در فاصله کم - با توجه به متراژ، ابعاد و کاربری مورد نظر -  محدودیت هایی را برای رسیدن به خواسته های طرح ، مانند محرمیت و ارتباط بین محوطه جلو و محوطه پشتی زمین ، بوجود می آورد. همچنین ضوابط مشخصی برای محل قرارگیری بنا و فاصله جانبی تا محدوده زمین وجود داشت.

The Building relationship to its environment was the basis of its design, mainly inside connection to the outside; as the building is seen as an entity in its environment. Definitely this connection must had been achieved while privacy and functionality of the building are well considered.

Due to adjacency to neighboring units on both sides in a relative close distance, the initial mass came with solid and closed surfaces on sides. This contrasts with the transparent and open surfaces on south and north sides. Two perpendicular Axes formed the accesses and connections to the sides of the building from which the side axis shifted to achieve required access, light and view.  Four cubes emerged by the axes and that were scaled depending on each space specific demands and qualities.

Based on the orientation of the site towards the south-west, the solid side to the south-east (beside preserving privacy, connecting inside and outside, and solving the programs) plays a crucial role in light controlling of inside spaces. The kitchen and the bedrooms in the back side benefit from the north - and the east - light and living space in front benefit from the south - and the west - light. Sunlight is controlled by the building overhang and the louvers. This high glass side in front provides the most possible connection between inside and the outside space and also unity between two floor spaces inside the building.

نقطه شروع در طراحی این ساختمان ارتباط بنا با محیط خود بود، به ویژه ارتباط درون با بیرون ؛ به نوعی که ساختمان  موجودیتی در محیط خود باشد و هنگام حضور در درون  ارتباط با بیرون حفظ شود، که مشخصا این ارتباط با نظر گرفتن محرمیت و کاربری های مورد نظر طرح  می بایست به دست می آمد.

در برخورد با عرض کم سایت و طول زیاد آن،  حجم اولیه با جداره های صلب و بسته رو به واحد های کناری در نظر گرفته شد و، بر خلاف آن ، جداره های رو به محوطه جلو و پشت تماما شفاف و باز دیده شد. دو محور عمود بر هم دسترسی ها و ارتباط ها با چهار طرف بنا  را شکل داد که برای کنترل و بهبود نور، دید و دسترسی ، محور عرضی به دو سمت جابجا شد. حجم اولیه به وسیله این دو محور به چهار مکعب تقسیم شد که ابعاد هر کدام بر پایه ویژگی ها و کیفیت های مورد نظر فضایی که در بر می گیرند تغییر کرد.

با توجه به جهت گیری زمین به سمت جنوب و غرب، جداره صلب در ضلع جنوب-شرقی علاوه بر حفط محرمیت، ایجاد ارتباط درون و بیرون، و حل کردن کاربری ها، در کنترل نورگیری فضاهای داخلی نقشی اساسی ایفا میکند. فضای آشپزخانه و اتاق خواب ها در نمای پشت از نور شمال - متمایل به شرق - و فضای نشیمن اصلی در نمای جلو از نور جنوب - متمایل به غرب - برخوردار اند که  برای کنترل نور جنوب از پیشانی ساختمان و لوور ها استفاده شده است. جداره شیشه ای بلند امکان بیشترین بهرگیری از ارتباط درون با محیط باغ و همچنین یکپارچگی در فضای داخلی بین دو طبقه فراهم کرده.
